Garrison House is a modern home, nestled into the mountains of the Hudson Highlands. Designed by renowned architect, Tom Kundig, Principal / Owner and Founder of Olson Kundig. Built by May and Peter, the founders of MAOR, in collaboration with a team of skilled fabricators and craftspeople.
When May and Peter purchased a piece of raw land in the Hudson Valley in 2017, they started their journey of navigating the complex process of building a modern home from scratch. While neither of them were strangers to complex real estate development projects, the logistics of building a steel and concrete home on the rugged and steep terrain of their property was nevertheless complex and daunting.
They engaged a full slate of professionals, including architects, structural engineers, lighting designers, landscape architects, surveyors, civil engineers, contractors, geotechnical engineers, lawyers, mortgage brokers, and on and on. Yet somehow, they were still dealing with a mountain of paperwork, in-person meetings, and catching everything that fell in between the cracks. There are just that many steps involved in the process.
With demanding careers and three young children, they considered looking for someone to delegate these tasks to, but found that most owner’s representatives were focused on the commercial market or the extremely high end of residential construction. Ultimately, they decided to take the opposite approach, taking ownership of more and more tasks themselves. This allowed them to fully control what was going to go into the construction of their home. They realized there was significant overlap between their skillsets and the skills required for managing the project. They decided to be their own general contractor, handle their own interior and landscape design, negotiate their own construction financing, and more. Of course, being so intimately involved in so many processes is not something that every homeowner has the time, or the interest, to do. In this process, they realized there was a white space in the residential construction market. MAOR was formed to fill that gap.
